Calgary Drywall Doctor is a drywall contractor serving Varsity in NW Calgary. The community sits just west of the University of Calgary, and we have patched, boarded and finished homes across Varsity Acres, Varsity Village and Varsity Estates for more than 20 years.
Most of the calls we get from Varsity are for the same handful of jobs: a cracked or stained ceiling, a basement that was never finished, a wall opened up by a plumber, or a renovation that needs the drywall side handled by someone who shows up on time. We do all of it, and we give you a written, itemized quote before we start.
What We Tend to Find in Varsity Homes
Varsity was built out mostly in the 1960s and 1970s. You see a lot of bungalows and split-levels, some two-storeys from the later phases, and a mix of condo blocks and newer infills near the edges. That era tells us a lot before we even walk in the door.
Stipple or popcorn ceilings are common in these homes. Any textured ceiling applied before about 1990 should be lab-tested for asbestos before anyone sands or scrapes it. If the test comes back positive, a licensed abatement contractor removes it first, and we come in after to board, tape and finish a clean flat ceiling.
Homes built or re-plumbed between roughly 1978 and 1995 may have Poly-B piping. When a plumber replaces it, they cut access holes in walls and ceilings on every floor. We patch those holes, tape them, and match the existing texture so you cannot tell where the plumber was.
Plenty of Varsity basements were finished in the 1980s with wood panelling or thin board. Owners now want a proper living space, a home office, or a rental suite. Older basements can also show moisture or efflorescence on the concrete, so we run a moisture check before any board goes up.
The usual Calgary issues show up here too. Dry winter air and Chinook swings cause nail pops and hairline cracks at corner beads. Older framing has mostly finished drying, so a repaired crack in a Varsity home tends to stay fixed once it is taped properly.
Varsity Estates has larger 1970s homes with vaulted ceilings and big window walls facing the river valley. Those rooms get a lot of low-angle light, and a standard Level 4 finish can show every joint by late afternoon. When we repair or re-board a wall in one of those rooms, we talk through a Level 5 skim coat before we quote.

For Varsity homes, the jobs we book most often are Popcorn Ceiling Removal, Poly-B Drywall Repair and Texture Matching. If you are gutting a kitchen or opening up a wall between the living and dining rooms, our Renovation Drywall crew works alongside your framer and electrician so the board goes up as soon as the rough-ins pass inspection.
Student rentals near the university take a beating. Doorknob holes, cracked corners and ceilings stained from an upstairs tub overflow are routine calls between tenants. We can usually turn a unit around in a few short visits so it is ready for the next lease.
We also cover the communities around you. See our pages for Brentwood, Dalhousie and Silver Springs, or the main NW Calgary drywall contractor page for the full list.
How a Varsity Drywall Job Goes
It starts with a phone call or an email. We ask a few questions, look at photos if you have them, and set a time to visit. On site we measure, check the framing, and test any suspect areas for moisture. You get a written scope with every item priced out, not a number on the back of a card.
Most jobs are booked within two to three days of a signed quote. On the day, we protect your floors, hang plastic or zip walls to keep dust out of the rest of the house, and run a HEPA vacuum while we sand. Repairs usually take one to three visits because each coat of mud needs to dry. Basements run longer, depending on the size.
Before we call a job done, we check the finish under raking light. That is a bright light held low across the wall, which shows every ridge and pinhole a ceiling fixture would miss. Then we clean up and walk you through the work.
Two things we do on every Varsity job: 1/2" board on walls and 5/8" on any ceiling framed at 24 inches on centre so it does not sag later, and a written scope that lists each room and each repair. If the scope changes once a wall is open, we tell you before we go further.
Why Varsity Homeowners Call Calgary Drywall Doctor
We have been working in Calgary since 2004 and have completed more than 500 projects. We are licensed, WCB-covered and insured, and every job comes with a written workmanship warranty.
We are also honest about what a job needs. If a stained ceiling just needs a seal coat and paint, we say so. If a basement wall is wet, we tell you to fix the water first and call us after.
Varsity homeowners tell us the same things matter most: a quote they can read, a crew that shows up when it said it would, and a finish that still looks right under the afternoon sun coming through the living room window. That is the job we do. Call 587-417-5252 and we will set up a visit.
