The southeast has three broad groups of housing. Inglewood is one of Calgary's oldest communities, with homes going back to the early 1900s alongside newer infills. Acadia, Willow Park and Lake Bonavista are mostly 1960s and 1970s bungalows, bi-levels and two-storeys. Douglasdale is largely 1990s. McKenzie Towne, Cranston, Auburn Bay, Mahogany and Seton are 2000s and newer builder communities. Each group needs something different from a drywall crew, and this page walks through it.
The southeast also has Calgary's largest share of newer lake communities, where big homes, high ceilings and feature walls make finish quality matter, and some of its oldest streets, where plaster and early board need a careful hand.

What SE Calgary Homes Need From a Drywall Crew
Here is what we tend to find in the southeast, by era.
Historic Inglewood
Some Inglewood homes date to the early 1900s and have lath-and-plaster walls and ceilings. Plaster repair is a different trade from drywall patching. Cracks, loose keys and sagging ceilings need to be stabilized and skimmed rather than cut out and boarded, unless the owner wants a full conversion to drywall. Inglewood also has a steady run of new infills, which bring the same high-finish demands as the inner-city southwest.
1960s and 1970s: Acadia, Willow Park, Lake Bonavista
Bungalows, bi-levels and two-storeys, many with stipple or popcorn ceilings. Any ceiling texture applied before about 1990 may contain asbestos and should be lab-tested before it is disturbed. If positive, a licensed abatement contractor removes it before we re-skim. These homes often have basements developed decades ago by the owner, and redoing them to current standards is common. Lake Bonavista homes built into the late 1970s and Willow Park homes from the 1980s may also have Poly-B plumbing, and we patch the access holes after a repipe.
1990s: Douglasdale
Builder finishes from the 1990s, early knockdown and orange-peel textures that take test patches to match, and a share of homes from the tail end of the Poly-B era. Basement developments and renovations are the main calls.
2000s and newer: McKenzie Towne, Cranston, Auburn Bay, Mahogany, Seton
Builder-grade Level 3 and Level 4 finishes that flash under LED lighting. Undeveloped basements, which are the single most common large job we do in the southeast. Settling cracks, nail pops and winter truss uplift cracks at the ceiling edge. Lake communities like Auburn Bay and Mahogany have larger homes with high ceilings and feature walls where a Level 5 skim is worth considering. Secondary suites are common in Cranston, Seton and McKenzie Towne, and we build the drywall and fire-separation portion to pass City inspection.
Across the quadrant
Chinook freeze-thaw and very dry winter air drive nail pops and corner cracks in every era. Hail and wind on the open southeast edge lead to roof damage and ceiling stains, and we meter stained drywall before deciding whether to replace it.
Bonus rooms and vaults
Bonus rooms over the garage and vaulted great rooms crack more than other parts of the newer homes, because they sit over unheated space or move with the trusses. We float those corners wide, use the right tape and check them under a light before we sand.
Our Process in SE Calgary
Every SE Calgary job follows the same steps.
- Call or email. Describe the job and send photos. For an older home, tell us the approximate build year so we know what to test for. For a basement, tell us if a suite is planned.
- Site visit and written quote. We measure, check framing, meter any concrete or stained drywall and note any texture that should be tested. You get a free, written, itemized quote.
- Booking. Most jobs are booked within 2 to 3 days of approval.
- Dust control. Plastic, zip walls, covered vents and HEPA vacuums on every job.
- Board, tape and mud. The right board for each surface: Type X on separations and garage walls, mould-resistant on basement exterior walls, moisture-resistant in bathrooms. Taped and mudded in coats with drying time between.
- Sand and inspect. Every surface is checked under a raking light at a low angle before we call it done.
- Cleanup and walkthrough. We clean, haul our waste and walk the job with you. The written workmanship warranty covers the work.
In the new lake communities, winter basement work takes longer because mud dries slowly in a cold room. We build that into the schedule rather than rush a coat that will crack.
On an occupied basement or suite job we keep the dust behind a zip wall and the noise to daytime hours. Families stay in the house while we work below.

Why SE Calgary Homeowners Choose Calgary Drywall Doctor
Here is what the southeast gets from us.
We know the eras. A 1910 Inglewood plaster wall, a 1968 Acadia stipple ceiling and a 2015 Mahogany basement each need something different. After 20+ years in the trade we know what to look for before we open anything.
We test before we scrape. Pre-1990 ceiling textures get lab-tested. We do not do abatement ourselves, and we say so.
Moisture check first. Every basement and every stained ceiling gets a meter reading before any board goes up.
Raking-light inspection. Every finished surface is checked under a low-angle light before we leave.
Written scope and dust control. A free, itemized quote before work starts, and plastic, zip walls and HEPA vacuums on every job.
Licensed, WCB-covered and insured. Everyone on site is covered, and we can show proof.
Call 587-417-5252 or email info@calgarydrywalldoctor.com for a free written quote on your SE Calgary drywall job.
We also price a small repair as a small job. A single patch in Acadia gets a written quote just like a full basement in Mahogany.
SE Calgary is served by Calgary Drywall Doctor, a licensed, WCB-covered and insured drywall contractor working across all four quadrants since 2004.
