Drywall boarding in Calgary is the hanging stage of any wall or ceiling: taking flat sheets of gypsum board and fastening them to the framing so a taper can finish them. It sounds simple, and the basics are. But the difference between a boarding job that finishes flat and one that shows every joint comes down to layout, screw patterns and how the sheets meet the framing. Calgary Drywall Doctor has hung board in Calgary homes since 2004, and boarding is the part of drywall installation we are most particular about, because every mistake here gets covered up and found later.
We board basements, new builds, garages, additions and renovations across Calgary, Airdrie, Cochrane, Chestermere and Okotoks. Call 587-417-5252 for a free, written, itemized quote.
When You Need Drywall Boarding
Boarding on its own makes sense in a few situations. The most common is a homeowner or renovator who has a taper lined up, or who wants to do the finishing themselves but does not want to wrestle 12-foot sheets onto a ceiling. Hanging is heavy, awkward work, and ceilings in particular are where do-it-yourself jobs go wrong.
Builders and general contractors also book us for boarding when their own finishing crew is busy, or when a project needs board up quickly to keep the schedule moving. And some jobs are boarding only by nature: an unfinished garage that will be fire-taped rather than painted, a storage room, or a mechanical room.
Most of the time, though, boarding is the first half of a full install. If you want us to carry on into taping and mudding and a sanded finish, we quote it as one job with one crew, which is usually faster and gives us control over the result.
Before we hang anything, the framing needs to be done, the electrical and plumbing rough-ins passed, and insulation and vapour barrier complete on exterior walls. In a permitted basement or new build the City of Calgary inspects insulation and vapour barrier before drywall. We will not cover anything that has not passed.
Our Drywall Boarding Process
- Measure and lay out. We measure each wall and ceiling and plan sheet layout to put joints where they are easiest to finish and least likely to crack. That usually means the longest sheets we can get into the room, run perpendicular to the framing, with butt joints staggered and kept away from the corners of doors and windows.
- Check the framing. We sight down every stud and joist. Bowed studs are shimmed or planed, missing backing at corners and ceiling edges is added, and anything proud of the plane that would push a sheet out gets fixed. Framing problems are far cheaper to solve now than through a finished wall.
- Protect and stock. Floors are covered, and board is stocked flat in the rooms where it will go.
- Ceilings first. Ceiling sheets go up first with a lift or a crew of two, so the wall sheets can later tuck under and support the edge. On truss ceilings we float the corners by leaving fasteners out of the first strip of framing along each wall.
- Walls, top sheet first. The top sheet is hung tight to the ceiling, and the bottom sheet is lifted up to it, leaving the gap at the floor where baseboard will cover it.
- Screw pattern. We use drywall screws, not nails, driven just below the surface so the paper dimples without breaking. On ceilings we typically fasten about every 12 inches along each joist; on walls about every 16 inches along each stud, with screws kept back from the sheet edges so they do not crumble.
- Cut-outs. Electrical boxes, pot lights, vents and plumbing stubs are cut with a router or saw so the box sits in the opening without a wide gap the taper has to fill.
- Final check. We walk the room looking for loose sheets, missed screws, screws that broke the paper, and gaps wider than a quarter inch, and fix each one before the tapers start.
Board Types, Thickness and Ceiling Framing
Picking the right sheet for each surface is half of a good boarding job. These are the rules we follow in Calgary homes:
- Walls: 1/2" standard board on interior walls framed at 16" on centre.
- Ceilings: 1/2" sag-resistant ceiling board or 5/8" board. Where trusses or joists are framed at 24" on centre, which is common in Calgary, we use 5/8" or ceiling-rated board because standard 1/2" can sag between the framing over time, especially under insulation.
- Fire separation: 5/8" Type X board on garage-to-house walls and ceilings, secondary-suite separations and furnace rooms where code requires it. See our fire-rated drywall page.
- Bathrooms and laundry: moisture-resistant green or purple board on walls, and cement board behind tile in tub and shower surrounds.
- Basements: mould-resistant board on exterior walls after a moisture check on the slab and foundation.
Sheet length matters too. Standard sheets are 4 feet wide and 8, 10 or 12 feet long. Longer sheets mean fewer butt joints, which are the hardest joints to hide. We will use 12-foot sheets wherever we can get them into the room, and 54-inch-wide board on nine-foot walls so there is one horizontal joint instead of two.
Two rules of thumb worth keeping: a drywall screw should sit just below the paper surface without tearing it, and ceiling framing at 24" on centre should get 5/8" or sag-resistant board, not standard 1/2".
Drywall Boarding Cost in Calgary
Boarding is priced by the area hung, with adjustments for the kind of space. These are the lines on your itemized quote:
- Total wall and ceiling area, measured separately.
- Board type: standard, Type X, moisture-resistant, mould-resistant or ceiling board.
- Ceiling height, vaults and stairwells that need lifts or scaffolding.
- Number of rooms, closets and bulkheads, since small spaces take more cuts per sheet.
- Access: a tight basement stair or a walk-out with wide doors.
- Whether we supply the board or the builder does.
Boarding only is cheaper than a full install, but if you plan to finish later, remember the taper will quote based on how well the board was hung. Clean hanging saves money at the next stage. On a typical Calgary basement the ceiling is often the largest single line, because the trusses are at 24" on centre and the sheets are heavier 5/8" board hung overhead.
