A Level 5 drywall finish in Calgary is for walls and ceilings that will be looked at hard. Dark paint. Semi-gloss or gloss. Pot lights eight inches off the wall. A row of LED strips under the cabinets. A long ceiling with a west window at the far end. In those rooms a Level 4 finish, which looks perfect everywhere else, shows every joint as a soft band and every screw as a dimple. Level 5 fixes that by putting a thin skim coat of compound over the entire surface, so the paper and the mud become one surface with one texture and one absorption rate. Calgary Drywall Doctor has done Level 5 finishes across Calgary since 2004 in kitchens, great rooms, and new homes.

Level 5 is the top of the GA-214 finish scale. It is more time and more material than Level 4, so we do not recommend it everywhere. We recommend it where it will show. This page explains when that is, how we do it, and what drives the cost. It is part of our drywall finishing service. Call 587-417-5252 for a free written quote.

When You Need a Level 5 Drywall Finish

  • Gloss, semi-gloss, or satin paint. Sheen reflects light. The higher the sheen, the more every ridge in the finish reflects differently from the flat paper beside it.
  • Dark or saturated colours. Navy, charcoal, deep green, black. Dark paint shows surface texture that white hides, because there is less light bouncing around to fill in the shadows.
  • Pot lights near walls. A recessed light within about a foot of a wall sends a cone of light down the surface at a low angle. This is the most common reason we get called for Level 5 in newer Calgary homes.
  • LED strips and wall washers. Under-cabinet lighting, cove lighting, and any fixture designed to light a wall rather than a room.
  • Big windows at a low angle. A west-facing great room in Aspen Woods or a south-facing kitchen in Mahogany gets afternoon sun that runs along the wall perpendicular to the window. Those walls need Level 5.
  • Feature walls and long ceilings. Anywhere a surface is the centre of the room.
  • Bringing a builder-grade wall up. A Level 3 or thin Level 4 that shows joints after a lighting upgrade. A skim coat is the fix without re-boarding.

If your paint is flat or matte and your lights are in the middle of the ceiling, Level 4 is enough. If you are starting from a textured, damaged, or plaster wall rather than new board, see skim coating, which is the same skim technique applied to an older surface.

Our Level 5 Drywall Finish Process

  1. Lighting and paint check. We ask what you are painting and where the lights are. We walk the room with a work light at a low angle to show you what the finish needs to hide.
  2. Written, itemized quote. "Level 5" named in writing for each wall and ceiling. Priming and dust control are their own lines. We may quote some walls at Level 4 and others at Level 5 in the same room if that is what makes sense.
  3. Protect the house. Plastic on floors, zip walls at doors, HVAC returns taped, fixtures bagged.
  4. Complete a full Level 4 first. Tape, three coats on joints, screws, and corners, sanded. Level 5 is not a shortcut around Level 4. The skim coat is thin and will not hide a bad joint under it.
  5. Raking light check of the Level 4. Anything that shows at this stage gets fixed now, because the skim coat will follow it.
  6. Skim coat. A thin layer of compound applied over the whole surface, usually rolled on with a thick-nap roller and then tightened off with a wide knife so only a film remains. On ceilings and large walls we sometimes spray it. The goal is a uniform film, not thickness.
  7. Dry fully. In a dry Calgary winter this is fast. In a humid basement in June it is not. We do not sand a skim coat that is still curing.
  8. Sand lightly. Fine-grit sanding connected to HEPA vacuums. Over-sanding takes the film off and defeats the purpose.
  9. Second raking light inspection. The real one. A bright light flat against every surface, marking and touching up anything that shows, then one more light sand.
  10. Prime. A high-build or standard drywall primer-sealer over everything. On a Level 5 the primer is the last chance to even out absorption, and we do not skip it.
  11. Walk-through under your lighting. With the pot lights on, with the plastic still up, so anything we missed gets fixed before we leave.

Level 4 Versus Level 5: What the Skim Coat Actually Does

On a Level 4 wall, most of the surface is bare drywall paper and the joints and screw lines are compound. Those two materials look and feel almost the same, but they are not. The paper has a faint texture from manufacturing. The compound is smoother. The paper absorbs primer and paint slightly differently from the compound. Under a light from the middle of the room, none of that shows. Under a light that runs along the wall, or under a glossy paint that acts like a mirror, the eye picks up the change in surface where compound meets paper. It reads as a band every four feet and a dot every 16 inches.

A Level 5 skim coat covers the paper with the same compound that covers the joints. Now the whole wall is one material with one texture and one absorption rate. The joints do not vanish because they were made flatter. They vanish because there is nothing beside them to compare them to.

Why it matters more in Calgary than it used to

Two things changed. Lighting went from one ceiling fixture per room to pot lights and LED strips, which light walls from the side. And paint went from white eggshell to dark, saturated colours and higher sheens. Production homes in Calgary, from Tuscany and Evergreen to Seton and Skyview Ranch, were finished to Level 3 or 4 for the lighting and paint of the day. Change the lighting and the finish is out of date.

Skim coat versus re-boarding

A skim coat is almost always the right way to bring a Level 3 or 4 wall up to Level 5. Re-boarding only makes sense when the board is damaged. Skim coating an existing painted wall needs a bonding primer first so the compound holds. That step is on the quote.

Ceilings

Flat ceilings are the hardest Level 5 surface, because a window at one end lights the whole ceiling at a low angle. If you removed texture and want a flat ceiling in a bright room, plan on Level 5. See ceiling repair.

Level 5 Drywall Finish Cost in Calgary

Level 5 costs more than Level 4 because it is Level 4 plus another full pass. These are the factors.

  • Area to be skimmed. We often quote Level 5 on the walls that face the light and Level 4 on the rest, which keeps the cost down without compromising the result.
  • Starting condition. New board is fastest. A painted wall needs bonding primer and a scuff first. A textured wall needs the texture knocked down before any skim.
  • Ceilings. Overhead skimming is slower and ceilings need the most careful raking-light pass.
  • Ceiling height and access. Two-storey great rooms and stairwells need scaffolding.
  • Sanding and dust control. Level 5 is sanded twice. HEPA sanding and zip walls in an occupied home are part of the quote.
  • Primer. Included.

Every quote is written and itemized with the level named per surface.

Why Choose Calgary Drywall Doctor

Level 5 is the finish that gets promised and not delivered, because a thin skim over a rough Level 4 looks like Level 5 for about a week. We have finished Calgary walls and ceilings to Level 5 since 2004 and we do the Level 4 properly first, check it under raking light, and only then skim.

Calgary Drywall Doctor is licensed, WCB-covered, and insured, with 500+ projects completed. Every job gets a written, itemized scope naming the finish level per surface, and a written workmanship warranty when it is done. We inspect under raking light twice on every Level 5, once before the skim and once after. We prime what we finish. We keep the dust inside the plastic.

Level 5 Drywall Finish FAQs

What is a Level 5 drywall finish?

Level 5 is the highest finish level in the GA-214 standard. It is a full Level 4 finish, meaning tape and three coats on joints, screws, and corners, plus a thin skim coat of compound over the entire surface. The skim coat makes the paper and the joints one uniform surface so nothing shows under raking light or glossy paint.

Do I need Level 5 for the whole house?

Usually not. We recommend Level 5 for walls and ceilings that get low-angle light, dark colours, or a sheen above eggshell. Hallways, bedrooms, and rooms with a central light and flat paint are fine at Level 4. We will quote each surface at the level it needs.

Can you bring my existing builder-grade walls up to Level 5?

Yes. A painted wall gets a bonding primer and a light scuff, then a full skim coat, sanding, raking-light inspection, and primer. It does not need re-boarding unless the board is damaged. This is the most common Level 5 job we do in Calgary homes that have added pot lights.

Does Level 5 stop joints from cracking?

No. Level 5 is about how the surface looks, not how it moves. Cracks come from framing movement, truss uplift, and dry winter air. A proper three-coat Level 4 underneath, with the right drying time, is what holds up to that. The skim coat sits on top of it.
