A Level 4 drywall finish in Calgary is what most people picture when they say a wall is "done." The joints are taped, the joints, screws, and corners get three coats of compound, everything is sanded smooth, and the wall is primed. Under flat or matte paint and normal room lighting, a well-done Level 4 looks flat. Calgary Drywall Doctor finishes to Level 4 on new builds, basement developments, renovations, and repairs across Calgary. It is the finish we recommend for most bedrooms, hallways, living rooms, and basements, and we have done it since 2004.
The number comes from the Gypsum Association standard GA-214, which defines finish levels 0 through 5. Level 4 is one step below the top. The difference between Level 4 and Level 5 is a skim coat over the whole surface, and the difference between Level 4 and the Level 3 that many Calgary builders use on walls is one more coat and a proper sand. Those two steps are where the money is well spent. This page is part of our drywall finishing service. Call 587-417-5252 for a free written quote.
When You Need a Level 4 Drywall Finish
- New board that will get flat or matte paint. This is the default. Bedrooms, hallways, living rooms, and basement rec rooms with standard ceiling lights and paint in a flat, matte, or eggshell sheen.
- Basement developments. Most finished basements in Calgary are Level 4 on the walls. It holds up and it looks right under the lighting most basements have.
- Walls that will get a light texture. Orange peel needs a flatter base than knockdown. Level 4 under orange peel is the right pairing.
- Renovation walls that were left at Level 3. A contractor hung and taped the board and did two coats. The joints show as faint bands. One more coat, feathered wider, and a real sand fixes that.
- Garages that you want painted. A garage you will actually use as a workshop or gym deserves Level 4. A garage that is just parking can stay at Level 2 or 3.
- Repairs that need to blend. A patch in a Level 4 wall has to be finished to Level 4 or it will show. See drywall repair.
Level 4 is not enough when the wall will be lit from a low angle or painted in a dark or glossy colour. Pot lights near a wall, under-cabinet LEDs, long hallways with a window at the end, and feature walls in deep colours all need Level 5. We will tell you which rooms need the upgrade on the site visit.
Our Level 4 Drywall Finish Process
- Check the board. Screws set just below the paper without breaking it. Gaps at joints no wider than a quarter inch. Corners square. Anything loose gets fixed first.
- Written, itemized quote. The scope says "Level 4" in writing, lists every room and ceiling, and lists priming and dust control separately.
- Protect the house. Floors covered, zip walls at doorways, HVAC returns taped, fixtures bagged.
- Tape. Paper tape bedded in compound on all flat joints and inside corners. Metal or paper-faced corner bead on outside corners. Screws get a first coat at the same time.
- Second coat. Joints are widened to about 10 inches with a wider knife. Corner bead gets its second pass. Screws get their second coat. This coat dries fully, which in a Calgary winter is often overnight and in a damp basement can be two days.
- Third coat. A thin, wide finish coat feathered out to about 12 inches on flats and two or three inches past the corner bead. This is the coat Level 3 does not get, and it is the one that makes joints disappear.
- Sand. Pole sanders on the flats, hand-sanding in corners, all connected to HEPA vacuums. We do not over-sand into the paper, which fuzzes it and shows through paint.
- Raking light inspection. A bright work light held flat against every wall. Ridges, pinholes, and knife marks get marked, touched up, and sanded again.
- Prime. A drywall primer-sealer over everything. This evens out the difference between paper and compound so the paint does not flash at the joints.
- Walk-through. With you, under the room's lighting, before the plastic comes down.
Finish Levels Explained: Where Level 4 Fits
GA-214 is the industry standard that describes six finish levels. Here they are in plain terms, so you can read a quote and know what you are getting.
- Level 0. Board hung, nothing else. Used when the finish will be decided later.
- Level 1. Tape set in compound, no coats over it. Used above ceilings and in service corridors where it is never seen.
- Level 2. Tape plus one coat, and one coat on screws. Garages, storage rooms, and behind tile. Not a paint surface.
- Level 3. Tape plus two coats on joints and screws. Meant for heavy texture. Common on Calgary builder walls and ceilings that will get knockdown. Under flat paint, the joints show.
- Level 4. Tape plus three coats on joints and screws, with the third feathered wide, then sanded and primed. The standard for flat and matte paint and light textures.
- Level 5. Level 4 plus a thin skim coat over the entire surface. For gloss, semi-gloss, dark colours, and raking light.
Why Calgary builder walls show under LED light. Many new homes here are finished to Level 3 or a thin Level 4, and the builder's lighting is a single fixture in the middle of the room. That throws light straight at the walls, which hides joints. Move the light to a pot light eight inches from the wall, or add LED strips under the cabinets, and the light runs along the wall instead of at it. Every ridge throws a shadow. That is raking light, and it is why a wall that looked fine on move-in day shows every seam after a lighting upgrade. A proper Level 4 with a wide third coat fixes most of it. The last bit needs Level 5.
When Level 4 is enough. If your paint is flat, matte, or eggshell, your lights are in the middle of the ceiling or on lamps, and the wall does not face a big window at a low angle, Level 4 is the right call and Level 5 would be money spent on a difference you will not see.
If you are starting from textured or damaged walls instead of new board, see skim coating. For the taping stage on new construction, see drywall taping and mudding.
Level 4 Drywall Finish Cost in Calgary
- Square footage of wall and ceiling. The main driver. Ceilings take longer per square foot than walls.
- Starting point. New, clean board is fastest. Board someone else taped may need joints re-done. Painted walls need priming before mud.
- Corners and detail. Every outside corner, window return, and bulkhead edge is more bead and more coats.
- Ceiling height. Over nine feet means benches and scaffolding.
- Occupied or empty. Lived-in homes need full dust control. Empty new builds and basements before move-in go faster.
- Drying conditions. A cold, damp basement in spring adds days between coats. We plan for it but it affects the schedule more than the price.
- Priming. Included on every Level 4 we do.
Every quote is written and itemized, with the finish level named so there is no confusion about what "finished" means.
