Popcorn ceiling removal in Calgary is one of the most common upgrades we do in older homes, and one of the few drywall jobs where the first step is a lab test, not a scraper. If your home was built between the 1960s and the 1980s, there is a good chance the ceilings are popcorn. If the texture was applied before about 1990, there is a chance it contains asbestos. That does not mean it is dangerous sitting there. It means it should not be scraped, sanded, or cut until a sample has been tested. We will explain how that works below. When You Need Popcorn Ceiling Removal

Homeowners call us about popcorn ceilings for a few reasons, and most of them are not about looks alone.

• You are selling or renovating. Flat ceilings are expected in a renovated home. Popcorn dates a house instantly, and buyers assume the rest of the house is original too.
• It is stained. Water stains do not clean off popcorn. The texture soaks the stain in. A small roof leak or an upstairs tub overflow leaves a mark that can only be painted over or removed.
• It is flaking or falling. Old stipple loses its bond. It drops in the corners, over the stove, and anywhere there was moisture. Once it starts, it does not stop.
• You are adding pot lights. Cutting a dozen holes in a popcorn ceiling and trying to patch the texture around each one rarely looks right. It is usually cleaner to remove the texture first.
• There was a ceiling repair. A patched section of popcorn never matches the old. If the patch is big, removing the whole ceiling is the honest fix.
• It has been painted. Painted popcorn does not scrape clean because the paint seals it. It needs a different approach, which we cover below.

Popcorn ceilings were common in Calgary homes built from the 1960s through the 1980s, so most of this work is in communities like Brentwood, Dalhousie, Varsity, Huntington Hills, Thorncliffe, Marlborough, Whitehorn, Acadia, Willow Park, and Lake Bonavista.

Our Popcorn Ceiling Removal Process

1. Asbestos test first. On any home built before about 1990, we recommend a lab test before we quote the removal. A small sample is taken from the ceiling and sent to a lab. Results take a few days. If the sample is positive, a licensed asbestos abatement contractor removes the texture before we start. We do not do abatement ourselves. If the sample is negative, we proceed with standard removal.
2. Written, itemized quote. The scope lists the removal method, the finish level, priming, and dust control as separate lines.
3. Clear and protect the room. Furniture out or covered. Floors get plastic taped to the baseboards. Walls get plastic down to the floor. Doorways get zip walls. Light fixtures and ceiling fans come down.
4. Remove the texture. On unpainted popcorn, we mist the ceiling with water so the texture softens, then scrape it off with wide blades into the plastic below. On painted popcorn, scraping alone does not work, so we either skim over it or remove it with more effort, depending on the test patch.
5. Check the board underneath. Scraping often shows what the texture was hiding: tape joints that were never finished, screw pops, and sometimes damage. Popcorn was often sprayed over a Level 2 or 3 finish because nobody expected to see it.
6. Repair and re-tape. Loose tape and bad joints get fixed before any skimming.
7. Skim coat. One or two thin coats of compound over the whole ceiling to fill the scrape marks and bring the surface flat.
8. Sand and inspect under raking light. A ceiling with a window at one end is the hardest surface in the house to get flat. We hold a work light against it and fix every ridge.
9. Prime. A drywall primer over the whole ceiling. Skimmed compound drinks paint, and without primer the ceiling will look blotchy.
10. Clean up and walk-through. The plastic goes out with the scrapings inside it. We vacuum, reinstall fixtures if you ask us to, and walk the ceiling with you.

Scrape, Skim, or Overlay: Choosing the Right Method

There are three ways to get rid of a popcorn ceiling. The right one depends on whether the texture is painted, what shape the board is in, and the test result.

Scrape and skim

This is the standard method for unpainted popcorn that tested negative. The texture comes off wet, the ceiling gets a skim coat, and the result is a flat drywall ceiling. It only works when the texture will release, which painted popcorn often will not.

Skim over the texture

If the popcorn has been painted, or the texture is thin and well bonded, we can knock off the high points and skim two or three coats of compound directly over it. The ceiling ends up slightly thicker but flat. This avoids most of the scraping mess. It is not the right choice if the texture is loose, because the skim coat will fail with it.

Overlay with new board

When the test is positive and abatement is not in the budget, or when the board underneath is sagging or badly damaged, we can screw a new layer of 1/2" drywall over the existing ceiling, through the texture, into the joists. The old texture stays sealed in place and undisturbed. You lose about half an inch of height and the new ceiling is taped and finished like new board. Finish level after removal

A ceiling that had popcorn was usually only finished to Level 2 or 3 underneath, so the skim coat is doing a lot of work. We finish removed ceilings to Level 4 as standard, which is right for flat ceiling paint under normal light. If the room has pot lights, a long run of LED strip, or a large window at one end, we recommend Level 5. Popcorn Ceiling Removal Cost in Calgary

We quote popcorn removal after a site visit, not over the phone, because the biggest cost factors are things you cannot see in a photo.

• Asbestos test result. A negative test means standard removal. A positive test means abatement by a licensed contractor before we start, which is a separate cost from a separate company.
• Painted or unpainted. Painted popcorn does not scrape clean. It takes more time, or it changes the method to skim-over or overlay.
• Ceiling area and height. A whole main floor is more than a bedroom. Vaulted ceilings and stairwells need scaffolding.
• Condition of the board underneath. Sagging board, failed tape, or old water damage adds repair before skimming.
• Finish level. Level 5 is an extra coat and more sanding than Level 4.
• Painting. Priming is included. Finish painting is a separate line.
