Knockdown ceiling removal in Calgary is harder than popcorn removal, and homeowners are often surprised by that. Popcorn sits on top of the board and softens with water. Knockdown is joint compound that was sprayed on thick, flattened with a knife, and then painted. It is bonded to the board and it does not wash off. Calgary Drywall Doctor removes and flattens knockdown, stomp, and other heavy ceiling textures across Calgary, and we are straight with you about which method makes sense for your ceiling.
Knockdown is the most common ceiling texture in Calgary homes built from the 1990s on, so this work is mostly in communities like Tuscany, Edgemont, Coventry Hills, Douglasdale, McKenzie Towne, Evergreen, and Bridlewood. Older homes sometimes have it too, often sprayed over an earlier popcorn ceiling. This page is part of our ceiling repair service. Call 587-417-5252 for a free written quote.
When You Need Knockdown Ceiling Removal
- You want a flat, modern ceiling. Flat ceilings are the current standard in renovated homes. Knockdown reads as builder-grade from the 1990s and 2000s.
- The texture was applied badly. Heavy spots, thin spots, visible roller marks, or a pattern that changes halfway across the room. Fixing bad knockdown is usually harder than removing it.
- You are adding pot lights or a long LED fixture. Every hole cut in a knockdown ceiling needs the texture blended around it. Ten or twelve holes in one ceiling is a lot of blending. Removing the texture first is often the cleaner path.
- A repair does not match. If a water-damage patch or a Poly-B access hole was textured by someone who did not do a test patch, the ceiling now has a visible blotch. On a small area, our ceiling texture application service can rematch it. On a ceiling with several bad patches, flattening the whole thing is the better fix.
- The board under it is failing. Sagging between joists, loose tape, or a history of leaks. In that case removal and overlay with new board solves both problems at once.
- It is stained and cannot be cleaned. Smoke, grease over the kitchen, or old water marks that come through every coat of paint.
If the ceiling is a pre-1990 texture of any kind, or knockdown sprayed over an older popcorn ceiling, it should be lab-tested for asbestos before we scrape or sand. If it tests positive, a licensed abatement contractor handles removal first. See our popcorn ceiling removal page for how that works.
Our Knockdown Ceiling Removal Process
- Site visit and test patch. We look at how thick the texture is, whether it has been painted more than once, and what the board underneath is doing. We scrape a small test patch in a closet or corner to see how the texture releases. That test decides the method.
- Asbestos check on older ceilings. Pre-1990 texture gets a lab test before any scraping.
- Written, itemized quote. The scope names the method, the finish level, the priming, and the dust control as separate lines.
- Protect the room. Furniture out or wrapped. Plastic on the floor and down the walls, zip walls at the doors, fixtures and fans down, HVAC returns taped off.
- Remove or flatten. Depending on the test patch, we either scrape the high ridges and skim, scrape the full texture to the board, or hang new 1/2" board over the old ceiling. More on each method below.
- Repair the board. Knockdown was often sprayed over a Level 3 finish. Once it is off, the joints and screws usually need another coat or two before any skimming.
- Skim coat. Two thin coats across the whole ceiling, each dried fully and tightened off with a wide knife.
- Sand with HEPA dust control. Ceilings over your head are the dustiest sanding there is. Every sander runs through a HEPA vacuum.
- Raking light inspection. A work light held flat to the ceiling shows every leftover texture bump and knife mark. We fix them and sand again.
- Prime. A drywall primer-sealer across the whole ceiling so the paint goes on evenly.
- Clean up and walk-through. Scrapings go out in the plastic. We vacuum, reinstall fixtures on request, and walk the ceiling with you.
Skim Over, Scrape Off, or Overlay With New Board
Knockdown comes off three ways. We pick based on the test patch, the ceiling height, and what you are planning for lighting.
Knock the high points and skim
This is the usual method for a knockdown that is bonded well and not too thick. We scrape the ridges down with a wide blade, then skim two or three coats of compound over the entire ceiling to fill the low spots. The old texture stays underneath as a base. This is less mess than a full scrape and gives a flat ceiling. It needs a careful raking-light check, because any texture bump that was not knocked down fully will telegraph through.
Full scrape to the board
When the texture is thin, or it was sprayed over popcorn that softens, we can take the whole thing down to the paper face of the drywall. This takes longer and sometimes damages the paper, which then needs sealing before the skim coat. We use it when the texture is loose or when the skim-over test patch did not hold.
Overlay with new 1/2" board
Sometimes removal is the wrong plan. If the ceiling is sagging between 24-inch trusses, if the texture is very heavy, if there have been multiple patches, or if a pre-1990 texture tested positive and abatement is not in the budget, we hang a new layer of 1/2" drywall over the old ceiling. The new board is screwed through the old ceiling into the joists, with longer screws and a few more of them. The old texture stays sealed and untouched. You lose about half an inch of ceiling height, and the new ceiling gets taped and finished to Level 4 or Level 5 like new construction. On an eight-foot ceiling most people never notice the height change. The crown or trim detail at the wall is re-done afterward.
Overlay is often the cheaper option on a large, badly textured ceiling, because new board finishes faster than a surface that has been scraped and skimmed three times. We will tell you which way the numbers point on your ceiling.
Knockdown Ceiling Removal Cost in Calgary
The cost of knockdown removal comes down to how much work it takes to get a flat surface. These are the factors on the quote.
- Texture thickness and paint layers. A thin knockdown with one coat of paint skims easily. A heavy stomp with four coats of paint takes a lot more scraping.
- Method. Skim-over, full scrape, or overlay each carry a different amount of labour and material.
- Ceiling area and height. Vaulted and two-storey ceilings need scaffolding or a lift.
- Board condition. Sag, failed tape, or old water damage adds repair before the skim.
- Asbestos test and any abatement. The test is a small cost. Abatement, if needed, is a separate cost from a licensed abatement contractor.
- Finish level. Level 5 is an extra pass over Level 4.
- Fixtures, fans, and trim. Removal and reinstallation, plus re-doing crown after an overlay.
- Painting. Priming is included. Finish paint is a separate line.
Every quote is written and itemized after we have seen the ceiling and done a test patch.
Why Choose Calgary Drywall Doctor
A lot of knockdown removal jobs get quoted as "scrape and paint," and then the ceiling looks like a moonscape under the first pot light. We have flattened Calgary ceilings since 2004 and we quote the method after a test patch, not from a photo.
Calgary Drywall Doctor is licensed, WCB-covered, and insured. We test pre-1990 textures before touching them. Every job gets a written, itemized scope before work starts and a written workmanship warranty when it is done. Every ceiling gets inspected under raking light and primed before we leave. We keep the dust in the room with plastic, zip walls, and HEPA sanding.
