Calgary Drywall Doctor is a drywall contractor serving Seton in SE Calgary. Seton is one of the city's newest communities, built from the 2010s into the 2020s around South Health Campus and the shopping district beside it, and still under construction in places. The housing is mostly townhomes, low-rise condos and laned or front-drive homes on tight lots. Almost everything is less than fifteen years old. The drywall work that comes out of that is predictable: basements that the builder left unfinished, first-years settling cracks and nail pops, party-wall repairs in attached units, and finish upgrades for owners who want better than builder grade. We are licensed, WCB-covered and insured. Call 587-417-5252 for a free written quote.
What We Tend to Find in Seton Homes
Seton is production-builder housing from the 2010s on. Expect 1/2-inch board on walls, Level 3 or Level 4 finishes, knockdown or orange-peel ceilings in the single-family and townhome product, and smooth or lightly textured ceilings in some condo buildings. Townhomes and condos have fire-rated and acoustic party walls and floor-ceiling assemblies between units.
What we see most:
- Undeveloped basements. Most Seton single-family and townhome basements came unfinished. Owners develop them for a rec room, an office or a bedroom. We board and finish after the framer and electrician, and we do the Type X fire-rated side of a legal suite where the layout and the permit allow it.
- First-years settling. New lumber dries hard in a Calgary winter. Screws pop, joints crack over windows and doors, and the ceiling-to-wall joint opens with truss uplift. Builders cover some of this in the first year; after that it is on the owner.
- Party walls in townhomes and condos. A shared wall is a fire separation, usually two layers of 5/8-inch Type X board on each side of a gap or a shaft wall. Any repair that opens it has to be closed with the same board and fire-rated sealing. We also upgrade the acoustic side for owners who hear too much of the unit next door.
- Condo repairs. Small holes, water damage from a neighbour's leak upstairs, and patching after electrical or plumbing changes. Condo boards usually want a licensed, insured trade for anything that touches a shared assembly.
- Flashing under LED lighting. Seton homes come with pot lights and long, flat walls. A Level 4 builder finish shows every joint under that lighting. A Level 5 skim coat fixes it.
Seton is on former farmland well away from the river, so basements are usually dry, but we still run a moisture check on every one before boarding. A slab crack or a window-well problem is cheaper to find before the board goes up.
Some of the newest Seton phases are still under construction. If your home has not been through two winters, we usually suggest holding off on cosmetic crack repairs until the framing has finished shrinking. Basements, finish upgrades and party-wall work can go ahead any time.
Drywall Services in Seton
What we bring to Seton:
- Basement Drywall for full developments, with 5/8-inch board on ceilings framed at 24 inches on centre, mould-resistant board on exterior walls and bulkheads around ducts. For a suite, see Legal Suite Drywall.
- Drywall Repair for settling cracks, nail pops, holes and Water Damage Drywall Repair after a leak from the unit above or a burst line.
- Drywall Installation for new walls, closets and feature walls, and Fire-Rated Drywall for garage-to-house and party-wall assemblies.
- Ceiling Repair for truss uplift, stains and uneven builder texture, with Texture Matching on every patch.
- Drywall Finishing, including Level 5 skim coats for pot-lit walls and dark paint.
Attached-home owners in Seton also ask about Soundproofing Drywall. Resilient channel, a second layer of 5/8-inch board and a damping compound on the inside face of a party wall can cut what you hear from next door without touching the fire-rated assembly.
How a Seton Drywall Job Goes
- Quote. We visit, check the work and meter moisture where we are boarding. For condos and townhomes, we ask whether the repair touches a shared assembly so we can note the fire separation requirements in the written quote.
- Booking. Most Seton jobs are booked within 2β3 days of approval. Basement board and tape runs about a week depending on size and drying time.
- Protection. New floors and new paint get plastic and zip walls. We run a HEPA vacuum during sanding. In a condo, we also protect the hallway and elevator route.
- Board, tape, finish, texture. Screws at proper spacing, three coats of mud, sanded between coats. Fire-rated repairs are closed with Type X and sealed. Texture is matched with a test patch first.
- Raking-light inspection. Every surface gets a low-angle light check before we leave, because pot lights will find anything we miss.
If your home is still under the builder's first-year coverage, use it for settling repairs first. For anything they will not cover, or once it has expired, call us.
For condo work, we can send proof of insurance and WCB coverage to your property manager before the start date. Most Seton buildings ask for it, and having it in hand avoids a delay on the day.
Why Seton Homeowners Call Calgary Drywall Doctor
We have worked in Calgary since 2004 and completed 500+ projects. Seton owners call us because we finish basements that pass inspection, we handle party walls and condo rules properly, and every job carries a written workmanship warranty.
We also know the difference between a townhome party wall and a condo shaft wall, and we do not guess at what is behind the board on a shared assembly.
We cover the communities around Seton too: Mahogany, Auburn Bay and Cranston. For the whole quadrant, see our SE Calgary drywall contractor page.
