Calgary Drywall Doctor is a drywall contractor serving Tuscany in NW Calgary. Tuscany sits on the ridge above the Bow River at the city's western edge, with its own LRT station and a lot of young families. We have been working in the community since 2004, which means we have watched many of these houses go from new to needing their first real drywall work.
Tuscany is not an old-house neighbourhood. The problems here are the problems of newer homes: unfinished basements, winter ceiling cracks from roof trusses, and builder-grade finishes that looked fine under the original lighting and do not under the LED pot lights you installed last year.
The Tuscany LRT station and the pathways down to the river make it a walkable place to live, and the houses are now 15 to 30 years old, which is when drywall starts to need attention.
What We Tend to Find in Tuscany Homes
Tuscany was built from the mid-1990s through the 2000s, with some later phases. The typical home is a two-storey with an attached garage, nine-foot ceilings on the main floor, open-to-above entries in many models, and a walkout or standard basement that the builder left unfinished.
Basement developments are our most common Tuscany job. Owners want a family room, a bedroom for a teenager, a home office or a legal suite. We run a moisture check on the foundation walls before any board goes up, use mould-resistant board where it is needed, and 5/8" Type X board on the ceiling and furnace room walls where fire separation is required. Many Tuscany basements already have the furnace room boarded by the builder, so we match that finish.
Every home here has engineered roof trusses. Truss uplift is the number one ceiling complaint in Tuscany: a crack opens along the ceiling-to-wall joint upstairs in winter and closes in summer. Caulking it does not work. We repair the joint with a floating corner that lets the truss move without tearing the tape.
Builder finishes in this era are usually Level 3 or Level 4 with a knockdown or orange-peel ceiling. That is fine under soft lighting. Under modern LED pot lights or along a two-storey wall lit by a big window, every tape joint shows. Owners upgrading their paint or lighting often call us for a Level 5 skim coat first.
The usual Calgary issues apply as well: nail pops as the framing dried over the first few years, corner bead cracks from Chinook humidity swings, and water stains on upper ceilings from hail-damaged roofs. We also get calls to finish the attached garage, which most builders left bare.
Open-to-above entries and two-storey family rooms are common in Tuscany models. The tall walls need a lift or scaffolding to patch and finish, and they get raked by sunlight from the big windows most of the day. We quote those walls at Level 5 and plan the access up front.
Drywall Services in Tuscany
We bring our full range of services to Tuscany:
- Basement Drywall β boarding, taping and finishing for developments and suites.
- Ceiling Repair β truss uplift cracks, hail-leak stains and sagging board.
- Drywall Repair β nail pops, corner bead cracks, holes and damage.
- Drywall Finishing β skim coats and finish upgrades for painted walls.
- Drywall Installation β new walls and ceilings for renovations and garages.
The pages most Tuscany owners end up on are Level 5 Drywall Finish for the feature walls, Garage Drywall for the attached garage, and Legal Suite Drywall if the basement plan includes a renter. After a hailstorm, Water Damage Drywall Repair covers the stained ceiling under a roof that leaked.
Many Tuscany owners also want ductwork and beams boxed in neatly, a bulkhead around the furnace room, and closets boarded and finished, so the basement reads as finished living space rather than a work in progress.
We also serve Ranchlands and Silver Springs to the east and Bowness down the hill. The NW Calgary drywall contractor page lists every NW community we cover.
How a Tuscany Drywall Job Goes
Call or email and we will book a visit. On basements we measure every wall, check moisture on the concrete, and confirm what the City needs for fire separation if a suite is planned. On ceiling and finish jobs we look at the problem under the lighting you actually use. You get a written, itemized scope by email before any work starts.
Most jobs are booked within two to three days of approval. We cover floors and stairs, hang plastic or zip walls to keep dust out of the living space, and sand with a HEPA vacuum. Basements are scheduled around framing and electrical inspections. Repairs usually take two or three short visits so each coat of mud can dry.
Before we hand the job back, we check the finish under raking light, texture-match any ceiling patches, clean up, and walk you through the work.
In a basement we hang 1/2" board on walls, 5/8" on ceilings framed at 24 inches on centre, moisture-resistant board in the bathroom, cement board behind tile, and 5/8" Type X on the furnace room and suite separations. We tape with paper, set the first coat with setting compound, then finish with two or three coats of all-purpose mud, sanded between coats.
Why Tuscany Homeowners Call Calgary Drywall Doctor
More than 20 years in Calgary, more than 500 projects, licensed, WCB-covered and insured. A written scope up front and a written workmanship warranty when we are done.
We also tell you when something is not a drywall problem. A wet basement wall needs the water fixed first; a ceiling stain needs the roof fixed first. We will say so, then come back when it is ready.
Tuscany families want a basement that is finished properly the first time and a ceiling crack that stays fixed. That is what we deliver. Call 587-417-5252 to book your free quote.
