Drywall removal and demolition in Calgary is the first job on many renovations and the one most homeowners underestimate. Tearing out old board is fast if you do not care what is behind it. Doing it so the wiring, plumbing and framing come through undamaged, the dust stays in one room and the debris gets to the right place is a trade. Calgary Drywall Doctor has stripped and reboarded walls and ceilings in Calgary since 2004 as part of our drywall installation work, and we do removal as its own service or as the first day of a bigger job.
We remove drywall, plaster and lath, and old ceiling textures across Calgary, Airdrie, Cochrane, Chestermere and Okotoks, and we prepare the framing for new board. Call 587-417-5252 for a free, written, itemized quote.
When You Need Drywall Removal & Demolition
Removal makes sense when the existing wall or ceiling is beyond repair or in the way:
- Water damage from a roof leak, a burst pipe or a basement flood that has soaked board past the point of patching.
- Mould on or behind drywall, where the board has to come out and the framing has to dry.
- A renovation that opens walls to the studs for new wiring, plumbing or insulation.
- A Poly-B repipe where the plumber needs long runs of wall and ceiling opened rather than a few access holes.
- Old plaster and lath that is cracked, loose or crumbling.
- Board that was hung badly, with no backing, sags or joints that cannot be fixed by refinishing.
- Fire or smoke damage.
- Taking down a non-structural wall to open a floor plan.
In older NW and NE communities, where the housing is mostly 1960s and 1970s, we often find the original finished basement with stained board over damp foundation walls. Those usually come out entirely so the foundation can be checked and the walls rebuilt dry.
Removal is not always the answer. A single wet patch under a window is usually a water damage repair. We will tell you which one makes sense when we see it.
Our Drywall Removal & Demolition Process
- Walk the space and check the age. On the site visit we look at what is behind the walls, where the wiring and plumbing run, and whether anything we are about to disturb could contain asbestos. If the home was built before 1990 and has textured ceilings, stipple or old joint compound, we ask for a lab test before we touch it.
- Written scope. The quote lists what comes out, how it is disposed of, what dust control is set up, and what prep is included before new board.
- Set up containment. Plastic sheeting and zip walls close off the work area. Floors are covered, return-air grilles are sealed, and a HEPA vacuum runs during the work.
- Kill the power. Circuits in the work area are turned off at the panel and tested before we cut. We locate plumbing and ducts from the drawings or by opening a small inspection hole first.
- Score and pull. We cut the board in manageable sections along the studs and pull it off in pieces rather than smashing it, so framing, wiring and vapour barrier stay intact. Plaster and lath come off in layers.
- Strip the fasteners. Every nail and screw is pulled from the framing, and old tape and compound are scraped off the studs so the new board sits flat.
- Bag and haul. Debris is bagged or loaded into a bin and taken to a facility that accepts drywall. Clean drywall is kept separate from mixed debris where possible.
- Prep for reboard. We check the framing for rot, bows and missing backing, note any wiring or plumbing that needs a trade before closing, and in basements take moisture readings before anything goes back on.
- Clean up. The space is vacuumed and the plastic comes down, unless we are back the next day to board.
Asbestos-Era Caution, Disposal and Prepping for New Board
Asbestos. In Calgary homes built before about 1990, textured ceilings, some joint compounds, some plaster and some flooring underlay can contain asbestos. You cannot tell by looking. We do not remove, sand or scrape any of those materials until a sample has been lab-tested. If the test is positive, a licensed abatement contractor removes the material under containment before we do any work. We do not do abatement ourselves, and you should be wary of any drywall crew that offers to.
Mould and water. Wet board is removed well above the visible water line, usually at least a foot. Framing is left open to dry and checked with a moisture meter before reboarding. We do not close up damp framing.
Disposal. Drywall is heavy and does not go in the black cart in Calgary. We haul it to a facility that accepts it as a separate load. On a bigger job we bring a bin. Either way disposal is on the quote as its own line, so you can see what the debris costs you.
Prepping for reboard. Good removal ends with framing that is ready to board: fasteners pulled, studs scraped clean, backing added at corners and ceiling edges, bowed studs shimmed, and vapour barrier repaired where it was torn. In older homes this is also the moment to add insulation, run new wiring or have a plumber replace Poly-B, because the wall will never be more open than it is right now. See Poly-B drywall repair for how we close the walls afterward.
Two things worth remembering: textured ceilings and joint compound in Calgary homes from before about 1990 should be lab-tested before anyone disturbs them, and framing should be checked with a moisture meter before new board goes on.
Drywall Removal & Demolition Cost in Calgary
Removal is quoted by what comes out and where it goes. The lines on your itemized quote:
- Area of board, plaster or ceiling being removed.
- Material: drywall is faster to remove than plaster and lath, which is heavier and dustier.
- Disposal: bags versus a bin, and the weight hauled.
- Containment and dust control for a lived-in home.
- Access: a basement stair or a second-floor room adds carrying time.
- Framing prep included: fastener removal, scraping, backing, shimming.
- Whether we come back to board and finish, which is more efficient than two separate crews.
Lab testing and abatement, if needed, are arranged separately and are not part of our quote.
Why Choose Calgary Drywall Doctor
We treat demolition as the first day of a finish job, not as a separate trade that leaves a mess for the next crew. The wiring stays intact, the dust stays in the room, the debris goes where it should, and the framing is ready for board when we walk out. We are licensed, WCB-covered and insured, our quotes are free, written and itemized, and our finish work carries a written workmanship warranty.
If you have walls or ceilings that need to come down, call 587-417-5252. To have the same crew put them back up, see drywall installation.
