1968 Bungalow.
Popcorn Ceilings and 40-Year-Old Crack Patterns.

A homeowner in Varsity was doing a full main floor renovation on a 1968 bungalow — original stipple ceilings throughout, five settling cracks at window and door corners, and one section of ceiling damaged by a roof leak in a previous season (dry at time of scope).

Asbestos test came back positive in the main floor stipple — chrysotile present at 1.2%. Removed under appropriate precautions with full site protection. The settling cracks were properly v-grooved and meshed; we explained to the homeowner that the cracks at the west window corners were likely to re-open once within the next 3–5 years due to continued frost heave — an honest assessment, not a callback problem.

Do all popcorn ceilings in the NW need asbestos testing?
Pre-1980 homes should always be tested — asbestos in stipple texture was common through the late 1970s. Homes from 1980–1985 are lower risk but testing is still recommended for certainty. Post-1985 homes have essentially no risk from texture materials. Testing takes 3–5 business days for results and is included in our popcorn ceiling removal scope for eligible homes.
Why are there so many settling cracks in Varsity and Brentwood?
These homes are 50–60 years old on Calgary's clay-heavy prairie soil that expands and contracts every spring and fall. Cracks at window corners and ceiling junctions are structural movement cracks caused by decades of seasonal framing shift — they need to be cut and properly repaired with v-grooving and mesh, not surface-filled. Surface filling lasts one season before they re-open.
